Every booking is binding and the general terms and conditions apply. The tenant is jointly and severally liable for compliance with the booking phases and rental conditions.<\/p>\n <p>There are no booking fees for direct bookings with the owner. Every booking will be confirmed by the owner via email.<\/p>\n <ul class=\"artikel-lijst\">\n <li>A deposit of 100% of the total rent is due immediately upon booking.<\/li>\n <li>No deposit \u2014 damages will be charged no later than 14 days after departure.<\/li>\n <li>Pre-booked optional services\/products must be paid for before the start date of the reserved period.<\/li>\n <\/ul>\n <\/div>\n <\/article>\n\n <!-- Artikel 2 -->\n <article class=\"artikel\" id=\"art-2\">\n <div class=\"artikel-kop\">\n <span class=\"artikel-num\">02.<\/span>\n <h2 class=\"artikel-titel\">Cancel<\/h2>\n <\/div>\n <div class=\"artikel-body\">\n <p>All cancellations must be reported to the owner via email.<\/p>\n <ul class=\"artikel-lijst\">\n <li>Cancellation 60 days or more before the arrival date: the full prepayment (100%) will be refunded.<\/li>\n <li>Cancellation between 60 and 30 days before the start of the rental period: 25% of the rental amount will be charged.<\/li>\n <li>Cancellation within 30 days of the start of the rental period: the full rental amount applies.<\/li>\n <li>The deposit is always fully refunded upon cancellation.<\/li>\n <li>Non-payment within 5 business days of booking will be considered a cancellation and the rental agreement will be terminated.<\/li>\n <\/ul>\n <p>If the owner\/landlord has to cancel the rental, the tenant will be immediately notified by email, and the already paid amount will be refunded immediately and in full.<\/p>\n <\/div>\n <\/article>\n\n <!-- Artikel 3 -->\n <article class=\"artikel\" id=\"art-3\">\n <div class=\"artikel-kop\">\n <span class=\"artikel-num\">03.<\/span>\n <h2 class=\"artikel-titel\">Liability<\/h2>\n <\/div>\n <div class=\"artikel-body\">\n\n <p class=\"sub-kop\">Tenant's liability<\/p>\n <p>The tenant, co-tenants, and visitors must occupy the holiday home with care and respect the peace and quiet of the surroundings. The main tenant is personally liable for damage caused by him\/her, co-tenants, or visitors, even when discovered after his\/her departure.<\/p>\n <p>Strengthened house rules at the residence are an inseparable part of the lease agreement and must be adhered to.<\/p>\n <ul class=\"artikel-lijst\">\n <li>Smoking is prohibited indoors. Outside, residents must keep the property free of cigarette butts.<\/li>\n <li>It is forbidden to use deep fryers or fondue sets.<\/li>\n <li>Candles should be burned indoors\/outdoors with the necessary care and tidiness.<\/li>\n <li>It is forbidden to play music and other sound sources outside the vacation home.<\/li>\n <li>Noise disturbance must be avoided. In case of violation, all persons will be removed without reimbursement of rental fees.<\/li>\n <li>Furniture may not be moved.<\/li>\n <li>Parties and\/or drinking sprees are forbidden. In case of violation, the rental period will be terminated without refund.<\/li>\n <li>Pets are not allowed unless otherwise discussed.<\/li>\n <\/ul>\n\n <p class=\"sub-kop\">Liability insurance<\/p>\n <p>The tenant must have third-party liability insurance (civil liability insurance\/family insurance). The tenant must insure their legal liability, such as fire caused by the tenant.<\/p>\n\n <p class=\"sub-kop\">Landlord liability<\/p>\n <p>The owner\/landlord is not liable for any loss, theft, damage, injury, or accident of any kind suffered by the tenants of the holiday home. The prices and costs stated on the booking confirmation apply to the rental of the residence.<\/p>\n <p>The owner is not liable for damage caused by natural disasters, catastrophes, attacks, strikes, or acts of violence. If nearby construction causes nuisance, the owner cannot be held responsible for this.<\/p>\n\n <\/div>\n <\/article>\n\n <!-- Artikel 4 -->\n <article class=\"artikel\" id=\"art-4\">\n <div class=\"artikel-kop\">\n <span class=\"artikel-num\">04.<\/span>\n <h2 class=\"artikel-titel\">Permitted number of people<\/h2>\n <\/div>\n <div class=\"artikel-body\">\n <p>The owner states the maximum number of persons allowed to stay in the holiday home on the website. This number is 12 persons, of which a maximum of 12 are adults. For exceptions, please contact the owner.<\/li>\n <\/ul>\n <\/div>\n <\/article>\n\n <!-- Artikel 7 -->\n <article class=\"artikel\" id=\"art-7\">\n <div class=\"artikel-kop\">\n <span class=\"artikel-num\">07.<\/span>\n <h2 class=\"artikel-titel\">End of stay and cleaning<\/h2>\n <\/div>\n <div class=\"artikel-body\">\n <p>Please leave the vacation home tidy: clean up, put everything back in its place, empty the trash cans, sort the garbage, put clean dishes away, and leave the home swept clean.<\/p>\n <ul class=\"artikel-lijst\">\n <li>Clean if used: kitchen appliances, microwave, and oven.<\/li>\n <li>Close all windows and doors when leaving.<\/li>\n <li>Additional cleaning hours will be charged at an extra cost.<\/li>\n <\/ul>\n <\/div>\n <\/article>\n\n <!-- Artikel 8 -->\n <article class=\"artikel\" id=\"art-8\">\n <div class=\"artikel-kop\">\n <span class=\"artikel-num\">08.<\/span>\n <h2 class=\"artikel-titel\">Complaints<\/h2>\n <\/div>\n <div class=\"artikel-body\">\n <p>Complaints about accommodation, cleanliness, inventory, or damage must be reported to the owner within 24 hours of arrival. Later complaints will not be accepted.<\/p>\n <ul class=\"artikel-lijst\">\n <li>Damage, loss, or breakage must be paid for additionally. The landlord can claim this amount in any way.<\/li>\n <li>Report minor accidents to the owner spontaneously to avoid misunderstandings.<\/li>\n <li>The landlord can terminate the lease agreement and evict tenants from the residence in case of serious damage without refunding rent.<\/li>\n <\/ul>\n <p>The tenant agrees that the landlord will keep their data for internal use. Only the owner and their staff will have access to this data. An email is sufficient to request the deletion of data from the database.<\/p>\n <p>Belgian law applies to all booking agreements and subsequent arrangements.
